I’ve done a lot of work on air filtration options—both DIY and commercial—to hit specific ACH (Air Changes per Hour) and CADR (Clean Air Delivery Rate) targets within strict noise constraints. Based on my experience, what you’re aiming for is currently impossible given your budget, noise limits, and the goal of 6 ACH for a 9,000 ft3 space. You are going to have to manage your expectations. You’ll either need to lower your ACH target or increase your noise "budget." To understand the scale of the challenge, I suggest using the **Clean Air Stars** tool. However, be careful: if you set a limit of 35 dB, the tool will show you machines that stay under 35 dB individually, but the cumulative noise of multiple machines running together will exceed that limit. You have to dive into the details of their recommended solutions to see the reality. Most of these machines also don't necessarily filter gases. Here is an example for a 500 ft3 room aiming for 6 ACH at 35 dB: The only proposed option that meets the goal for your bathroom (500 ft3) is the **SmartAir SA-600** on low speed. That costs $1,400 just for one 500 ft3 room—and you have 9,000 ft3 to cover with a total budget of $2,500 for the whole house! > I’m not here to tell you what to do, but I strongly encourage you to rethink your requirements because they are currently unrealistic. I have a 250 sq-ft room and no complaints with my units CADR at Speed 4 & 5.. I'm using a SmartAir SA600. It only uses 14 Watts on speed 4 and the CADR is still sufficient. I measured mine as follows. * **Speed 4** → 320 m³/h @ 14 Watts (not noisy) * **Speed 5** → 508 m³/h @ 58 Watts (noisy at this speed) I chose the SA600 because its the only purifier that I could buy locally which has real HEPA H13 filters. I was thinking to get the Xiaomi Pro 4 purifier, as it appears to have nearly equal CADR for less money, but they are actually using a less dense "high-efficiency" filter to get more airflow. The problem is after it loses its electrostatic charge; its capture rate for ultra-fine particles will drop quickly. The SA600 uses a more dense H13 filter, so it will have superior capture rates for the entire lifespan of the filters. This is why I believe the SA600 requires two H13 filters, because they are using more dense HEPA filters. (which require two to create equivalent airflow of other units which only use one less dense filter)
Any hepa air purifier will deal with all mould spores. The higher the CADR the better. The biggest problem is nearly all companies only tell you the CADR of the highest setting. Which most people don’t tend to use. I’d advise a smart art purifier - the sa600. Really high CADR and nice and quiet. Long term…you’re correct. Your floorboards are going to be covered in mold growth and really need to be replaced. Any you able to reach the floorboards, are they under Lino etc?

I second the Smart Blast Mini! I have one and it works great. It has a very high CADR (clean air delivery rate) so in a small place with just one living room and 2 bedrooms, all that may be required is one. Unfortunately they raised the price recently due to tariffs, so it's over $700 now, and OP couldn't afford two. I'd go with a Smart Blast Mini for the LR and an SA600 (same brand) for the bedroom. Looks interesting, but not as widely available as a Xiaomi. The Xiaomi 4 Pro and the Smartair SA-600 appear to have the most directly comparible CADR ratings (500 vs 508 claimed) Prices are from Lazada Xiaomi store or WEDO air, an official supplier of SmartAir in Thailand [SmartAir SA-600 Review](https://housefresh.com/smart-air-sa600-review/) Cost: 10900 [Xiaomi 4 Pro](https://housefresh.com/xiaomi-4-pro-review/) Cost 7010 SmartAir Replacement Filter cost (Requires 2X HEPA plus 2X Carbon) 990+890= 1880 Xiaomi Replacement Filter cost (1 HEPA, with built in Carbon filter) 1349 The SA-600 is fully manual, basically a box fan with a filter. The Xiaomi has an air quality meter and an auto mode.
The SA600 are really good and they've recently improved them with more control over the airflow.

Smart Air (SmarterHEPA in the US) is our main filters with an AustinAir in the bedroom. AustinAir is one of the only with a large amount of carbon or carbon fabric in them for VOCs and odors.
