I live in a 2 story apartment 1859 sqft unit. My setup what works for me - ATT Fiber Connection. All of my ports are active. I have a managed pod switch. Where I allow certain ports to received 100m Full Duplex, enabled QOS, and enabled VLAN configs. I have an Orbi RBF750 located upstairs and one downstairs. Ive done a crap ton of troubleshooting hopefully you dont have to go through what i did lol. First attempt - I allowed IP pass through on my ATT modem to orbit, because I wanted to control my configs settings. I noticed with IP pass through enabled my wireless device wasn’t able to cast things to devices that are hardwired, like my tv. Wireless speed was 5-600 up/down mbps during peek and non peek hrs. Eventually I reverted back due to not being able to cast things. Second Attempt - Turned Orbi to AP mode and utilize the one node as a wireless/wired backhaul. During this, I noticed a huge difference in speed and overall latency performance. With wireless/wired backhaul - I tried both but didn’t see much of a difference between the two even though wired provides better latency and throughput. I eventually just went with a wireless backhaul instead of wired for more of an aesthetic purpose. Network connection 750up/down during peek and non week hours on wireless devices. None of our iPads/Phones/ laptops have issues when roaming around our patio or so. My IOT devices are stable unlike when I had pass through enabled which made some devices with poor connection. Overall test what works for you before purchasing hardware and see what is ideal for you. My current topology ATT > ManageSW > Orbi in AP mode.

Funny that you went back to Eero. I have a 5-year-old RBK753 system that's starting to show its age so I picked up an Eero 7 Pro set to replace it. Unfortunately, I found that the Eero network was waaaaay slower than the much-older Orbi. Even though the Orbi could only handle 1Gbps at the router, I was getting WiFi speeds around 600-750Mbps. But while I could my full 2.5Gbps at the Eero router, my WiFi speeds were between 300-400 Mbps. I returned it and put my old Orbi system back into use.

If you want the best/fastest speeds, you will need to wire the network components together. Technically, a mesh system that uses wired nodes is no longer mesh, but **a router with wired access points**. And that will give you the best performance through multiple floors. So this should give very good performance wirelessly in the right environmental conditions. You only mentioned "latency issues" and "I'm not getting the full speed I'm paying for" but did not provide specifics. What speeds do you get on the same floor as the router (3rd floor/basement)? What speeds do you get on the other 2 floors? And what speed is your internet service? If you pay for 1gb service, get 1gb on basement floor but then 500mbps+ on the other two floors, that's pretty good for wireless mesh. With any wireless configuration you will see latency. If additional latency is unacceptable, you will need to connect those devices (PC, laptop, etc.) via ethernet cable directly to the router (or to a device that is ethernet-connected to the router, like a wired access point). If you have coax cable in your home, you could consider MoCA as a way to easily connect devices together with ethernet.

I feel you. I’m literally dealing with the same thing. I have the Orbi rbr750. Reading reviews, it seems everyone is having some type of problem. I finally gave in today and ordered the TP BE 1100 from Costco. If I can get by a week with no problems, that would be a win.

Maybe commenters posts would be clearer if they included intended audience information but my wireless Netgear Orbi 750 mesh serves me well and my son has no complaints about his Orbi 9xx system. I suspect posters are confusing good enough, even excellent, with what is the best possible.

Just upgraded to the Deco BE65 Pro from an Orbi RBR750 system, and the Deco iOS app is a huge improvement. Using main wired directly to the Fiber ‘modem’ + 1 wireless downstairs & 1 wired upstairs + 1 wireless upstairs. Just wanted to get input on this being the most optimized infrastructure. Hey much appreciated. I really just mirrored the older Orbi setup. This WiFi 7 mesh is just much faster and the app is much more intuitive.  The Orbi has served us well, but parental controls were disjointed and not intuitive at all. The device management is much stronger on the Deco app.

Mesh wifi systems with ethernet plugs are pretty great. My server is on the same base station as my internet/PC, but have plenty of other devices plugged into my other base stations that access the server and its no problem. I have a Netgear Orbi RBR750.
