Hi, i recently got the orbi 770, upgrading from an orbi RBK752. First thing i would definitely say is that with this new system i am getting ping spikes randomly, on my previous orbi i was not getting this at all. The only reason i upgraded my previous system was because that was gigabit, but my ISP provides me with 3GBPS up and down. I will say tho, the speeds between the router and satellite is amazing, but not ideal if you need low latency. I wanted to get the orbi 970 but it is very expensive.
Hoping a new pair of eero 7 Pros arriving this afternoon from Amazon see off my old RBK752 system after the RBS started having issues. I dusted off two eero 6 Pros I had in storage while waiting on the 7 Pros and I'm shocked at how good they are with the latest firmware. They support our 2K security cameras with zero pixilation now when scanning the yard in real time. My RBK752 didn't have the bandwidth to support that kind of stream.
Funny, I did the same thing only it just lasted two years with Netgear.
not a netgear fanboy, but to be fair I bought an Orbi RBK753 nearly 6 years ago and it hasn't failed a single time since the day I bought it
I live in a 2 story apartment 1859 sqft unit. My setup what works for me - ATT Fiber Connection. All of my ports are active. I have a managed pod switch. Where I allow certain ports to received 100m Full Duplex, enabled QOS, and enabled VLAN configs. I have an Orbi RBF750 located upstairs and one downstairs. Ive done a crap ton of troubleshooting hopefully you dont have to go through what i did lol. First attempt - I allowed IP pass through on my ATT modem to orbit, because I wanted to control my configs settings. I noticed with IP pass through enabled my wireless device wasn’t able to cast things to devices that are hardwired, like my tv. Wireless speed was 5-600 up/down mbps during peek and non peek hrs. Eventually I reverted back due to not being able to cast things. Second Attempt - Turned Orbi to AP mode and utilize the one node as a wireless/wired backhaul. During this, I noticed a huge difference in speed and overall latency performance. With wireless/wired backhaul - I tried both but didn’t see much of a difference between the two even though wired provides better latency and throughput. I eventually just went with a wireless backhaul instead of wired for more of an aesthetic purpose. Network connection 750up/down during peek and non week hours on wireless devices. None of our iPads/Phones/ laptops have issues when roaming around our patio or so. My IOT devices are stable unlike when I had pass through enabled which made some devices with poor connection. Overall test what works for you before purchasing hardware and see what is ideal for you. My current topology ATT > ManageSW > Orbi in AP mode.
Funny that you went back to Eero. I have a 5-year-old RBK753 system that's starting to show its age so I picked up an Eero 7 Pro set to replace it. Unfortunately, I found that the Eero network was waaaaay slower than the much-older Orbi. Even though the Orbi could only handle 1Gbps at the router, I was getting WiFi speeds around 600-750Mbps. But while I could my full 2.5Gbps at the Eero router, my WiFi speeds were between 300-400 Mbps. I returned it and put my old Orbi system back into use.
If you want the best/fastest speeds, you will need to wire the network components together. Technically, a mesh system that uses wired nodes is no longer mesh, but **a router with wired access points**. And that will give you the best performance through multiple floors. So this should give very good performance wirelessly in the right environmental conditions. You only mentioned "latency issues" and "I'm not getting the full speed I'm paying for" but did not provide specifics. What speeds do you get on the same floor as the router (3rd floor/basement)? What speeds do you get on the other 2 floors? And what speed is your internet service? If you pay for 1gb service, get 1gb on basement floor but then 500mbps+ on the other two floors, that's pretty good for wireless mesh. With any wireless configuration you will see latency. If additional latency is unacceptable, you will need to connect those devices (PC, laptop, etc.) via ethernet cable directly to the router (or to a device that is ethernet-connected to the router, like a wired access point). If you have coax cable in your home, you could consider MoCA as a way to easily connect devices together with ethernet.

I feel you. I’m literally dealing with the same thing. I have the Orbi rbr750. Reading reviews, it seems everyone is having some type of problem. I finally gave in today and ordered the TP BE 1100 from Costco. If I can get by a week with no problems, that would be a win.
I recently got the standard kit and using Netgear Orbi RBR 750. Flawless.
I am on rbs750 for two years - an extensive apple user. It is stable for me now but there were issues, sonos speakers would disconnect, fixed by using lan cable, and when i tried to use orbi as AP instead of as main router i had a broken network every few weeks. Other than that, now, multiple macs, iPads, iPhones etc. just work. It is fairly promiscuous in terms of the wifi channels, so check you are not subject to interference.
