If you can invest in ductless, it’ll increase your value later. Depending on how many outdoor units and indoor units you need (1 outdoor with 2 indoor units is typical), you’re likely looking at around $11-20k installed. Once installed though, they require almost nothing except dusting the units indoors and occasionally cleaning the outdoor unit (turning the unit off, spray cleaning the grill, and a hose). They do heat and A/C and cost very little to operate. Depending on where you are, there are often incentives through your state or utility provider to offset the costs and you can usually deduct from your taxes because it’s considered an efficiency improvement. Plus, lots of heating and cooling companies have offered financing, that helps and depending on the circumstances could be assumable. There’s an organization that specifically helped people make these upgrades that I worked with in my first home to finance insulation upgrades and ductless, and it was an assumable loan (but I paid it off in selling the house). That said, the prior owner of our current home installed ductless and removed the baseboard heating in all the rooms, which left all the bedrooms without any heat or cooling. We aren’t adding an additional outdoor unit to manage bedrooms and opted for a Black & Decker portable unit that does AC and heat. It’s not ideal, but works to keep the bedrooms comfortable. My apartment naturally climbs to the high 80s when it's hot outside, I have a portable unit in each bedroom, and a mediocre wall unit for the living room. 650 sq ft isn't that much to cool, 84 degrees isn't that hot either, I don't think you need to buy too expensive, but these ACs are heavy, and can be annoying to setup. My portable ACs are a Frigidaire 8,000 BTU I had delivered from HomeDepot, and a Aoxun 10000 BTU Portable Air Conditionerd. Both do a good job cooling both rooms, the Aoxum was only 215 when I bought it, and I wanted a small unit for the space, while the Frigidaire was much wider. Dual hoses work better but are more expensive. You can buy balcony fitted accessories that should fit your tall window. I also recommend aluminum insulation tape, and foam tape to seal all the crevices and gaps in all the plastic. Though, if you struggle with lifting and wrestling objects I would recommend using some sort of handman app to try to get someone to come set it up for you because everytime I bring out my ACs it's a bit of a workout. The Frigidaire needed 2 people to get up to my apartment when it was delivered, you may want to call home depot or lowes and ask if they do an in home delivery/installation, that may be very beneficial in your situation. Getting a standing fan to circulate air with the AC would be a good investment as well.
We just got ours from Costco online :) was delivered within 2 days! Previously we had bought from Home Depot and were satisfied.
